Rental Criteria - We Practice Fair Housing

*All Residents 18+ must fill out a separate application and pay an application fee
*Application fees are non-refundable once submitted
*Hold fees(entire deposit) are non-refundable once submitted
*No Longer Accepting New Section 8 Vouchers
All Applicants must submit the following information with their application:
--- Completed rental application INCOMPLETE APPLICATIONS WILL BE DENIED
--- Color Copy of their ID
--- Proof of Income
-- ESA paperwork
*$50 - Application Cost for each adult occupying the unit
Criminal History - All Applicants are screened
--- No excessive criminal history
--5+ Misdemeanors cases within 3 years of application (10+ cases total)
--Any Felony cases within 3 years (3+ cases total)
--No Violent offenses within 3 years of application
--No Methamphetamine and/or precursors or Legendary Drug charges
-- No Fentanyl
--No Manufacturing of Distribution of Methamphetamine and/or precursors or Legendary Drug charges
--- Any Applicant that has been convicted of check fraud will be required to use secure funds at all times throughout the entirety of their lease
Rental History - All Applicants are screen
--- No Evictions submitted within the past 12 months
--- No more than 3 Evictions total
--- No Pending Evictions
--- If past judgement has been placed, balance owed must be less than $1,500
**Proof of payment arrangement and/or judgment satisfaction must be provided
**** To ensure a smooth rental process, we require applicants to have a positive rental history of at least 3 years and show 3 previous addresses that you resided at. However, we do make exceptions for first-time renters who are moving out of their parent or guardian's home, as well as college students who are departing from college dorms. We kindly remind all applicants that providing accurate and complete landlord information is crucial for the application process. False information or failure to provide landlord contact information may result in the denial of the application. We appreciate your cooperation in helping us maintain a safe and trustworthy community of renters.
Must have verifiable income at time application is submitted:
--- W-2, W-9, K1 may be used if verifiable and provided with proof that this is still your primary source of income
--- Paystubs (most current)
--- (5x) if paid weekly, (4x) if paid bi-weekly)
--- SSI/SSDI Award Letter (current year)
**Child Support is not considered a source of income
***At least 1 applicant must have held their current job at least 6 months OR be able to show proof of a transfer (with no more than 2 weeks gap) from a job that was held for more than 6 months. **
No Pending Bankruptcies
All Applicants must be able to put utilities in their name and transferred before receiving keys
All Lesses are required to carry renters' insurance
--If renter's insurance is not uploaded or provided within 5 days of move-in, tenant will be auto-enrolled in LLIP at a cost of $15 per month
Applicants must make three times the amount of rent per month to qualify
Pets are allowed with a one-time, $300 non-refundable pet fee + $35 per month per pet ($300 fee due at lease sign)

---Paperwork Required: up to date shot records and identified breed from licensed veterinarian
---If your animal is registered Service or ESA, you must still claim the animal upfront and provide all supporting documents. Failure to do so may result in a cancelation of your lease under the pretense of falsifying information upon applying.
Applicants must have a 600+ credit score for the properties at Sunset Tower, Carousel Court and Cinema Apartments
Applicants must have a 500+ credit score for all other properties
*Please note: if your credit score is between 550-600 and you are requesting to move in units that require a credit score of 600 or more, you may be required to pay 1st & last month's rent with a matching deposit. *(not eligible for any rent specials).
